SM&MS and its personnel is the supplier of services to the client being the recipient of services. 

Information provided by the client and their representatives on site is assumed to be accurate.

SM&MS make every effort to identify contraventions of statute and best practice as determined by approved codes of practice and British Standards. All advice is given as the opinion of SM&MS and is subject to interpretation in a court of law in the UK.

Where the client imposes its own procedures, priorities or standards on SM&MS then SM&MS cannot be held liable for any advice given.

SM&MS reports reflect the condition of the premises and the work carried out therein at the time of visit. Where areas cannot be accessed safely no access will be gained. Should some areas be inaccessible at the time of visit due through no fault of SM&MS the report will reflect this and should the client request a return visit this will be charged in addition.

SM&MS make every effort to access all areas of the premises that are under the control of the client as far as is practicable. SM&MS cannot cause or risk damage and must accept any restrictions imposed by the client. Fitted carpets, heavy or fitted furniture cannot normally be removed to allow inspection. Hatches, panels, ceiling tiles and floor boards, lift shafts, the external parts of lift cars, internal workings of plant and machinery and will be opened only where the surveyor considers that this can be achieved safely and without unacceptable disruption or damage, and access will be gained to voids wherever it is considered safe to do so. Lift shafts, the external parts of lift cars, internal workings of plant and machinery and electrical switchgear will not be accessed unless specifically requested by the client. In such circumstances the client shall arrange access and take the necessary safety precautions including the isolation of electrics and securing of moving parts to machinery as necessary. SM&MS Surveyors will not enter any areas defined as "Confined Spaces" under the Confined Spaces Regulations 1997. Where such access is required by the client the client shall arrange for, and bear the cost of, the appropriate safety precautions including gas monitoring, breathing apparatus, rescue arrangements, etc.
